Home alterations

We want you and your family to enjoy living in your home and we are happy for you to make small improvement works yourselves, such as putting up shelves or painting walls (so long as you use a subtle and not too dark colour, as dark colours can be hard to cover later).

However, if you wish to make any more significant alterations to your home, you must complete the Home Improvement Works application form below and attach any plans, specifications or planning/building control permission needed, then wait until you receive our written permission prior to starting work.

If you are intending to carry out major works that require planning permission and/or building control approval, we suggest that you to contact us in advance of making the planning applications so that you don't spend considerable money making an application only for us to turn it down.

54North Homes reserves the right to inspect the site at any time during the progress of the works and once completed.

All contractors or tradespersons carrying out work must be suitably qualified and hold current Public Liability Insurance. We ask that you include evidence of their qualifications and insurance when completing the form.

1. The customer must complete and sign the Home Improvement Works application form, and send this together with a signed copy of these conditions and any plans, specifications, planning permission or building control approval and estimates to hello@54northhomes.co.uk 2. Unless otherwise agreed in writing pre-commencement, 54North Homes will not meet any of the costs of the improvement or any related expenses. 3. Works must not commence until 54North Homes has granted permission in writing. 4. Prior to commencing works, you must give at least 3 working days’ notice of start date and an indication of duration and completion date, so that an inspection of the site may be carried out. 5. 54North Homes reserves the right to inspect the site at any time during the progress of the works and once completed. The customer must allow access for any inspection. 6. All contractors or tradespersons carrying out work must be suitably qualified and hold current Public Liability Insurance. 7. The customer must comply with the request of the appropriate statutory authorities where required 8. If planning permission or building regulation approval is required, a copy of this must be sent to 54North Homes prior to any works commencing. 54North Homes will not grant permission without sight of the relevant documentation nor refund any costs or fees incurred. 9. If the building was built pre 2000 and invasive works are intended, they will not commence until a R & D asbestos report is available targeting all locations effected by the intended work. 10. Any works will be conducted in a responsible manner and will comply with all applicable health and safety requirements. 11. The customer will be responsible for serving the required notices on the District Valuer or any providers of gas, electric, water or telephone services. 54North Homes will not grant permission without sight of the relevant documentation. The customer will be responsible for ensuring any conditions required are met. 12. Where required, the customer will provide copies of all appropriate certification validating works to applicable regulations and by a contractor registered with an appropriate body e.g., electrical insulation certificate and details of NICEIC or equivalent registration. 13. Unless agreed in writing pre commencement, the customer will be responsible for ongoing maintenance of the improvements and will restore to standard specification on termination at own expense . 14.The customer will be responsible for ensuring 54North Homes property and fixtures & fittings are protected from damage whilst works are being undertaken. 15.The customer will be responsible for ensuring that where damage does occur, this is rectified to the satisfaction of 54North Homes or any third party. The customer will be liable for any costs incurred in rectifying such damage. 16.The customer should notify any neighbours likely to be affected by the works, and take all possible steps to minimise inconvenience or nuisance for them. In particular, no work should be undertaken outside the hours of 8.00am and 8.00pm on weekdays and 9.00am to 5.00pm at weekends and Bank Holidays. Noisy operations, which may disturb others, should only be carried out between the hours of 9.00am to 5.00pm, Monday to Friday, excluding Bank Holidays. 17.Where it is necessary to interrupt services to neighbours (gas, electric, water, sewerage, telephone etc.), mutually satisfactory arrangements must be made prior to such works commencing
